Marketing Plan
A Marketing Plan is the roadmap outlining how your property will be promoted and sold, including strategies for attracting buyers and generating leads.

Document Control – For a smooth transaction
Susan, our expert Transaction Coordinator for over 15 years, keeps track of all the details, makes sure the "i's" are dotted and "t's" are crossed. She works with the title company and the other Broker's team to ensure all our paperwork is in order. She checks each document for required signatures and initials and helps us communicate with all parties involved. This greatly reduces "surprises" and helps for a smooth closing.
Decluttering – "What do we do with all this STUFF!?"

Inspections
Buyers are risk averse, especially when buying a house. There are many systems in a house. Knowing the condition of these systems help a buyer make an informed decision when making an offer. Independent third party professional inspections can help to reduce risk by identifying and disclosing known conditions of a property. This helps buyers make offers with confidence.
We will coordinate and meet each inspector on site and walk them through your entire property so that they can create the most comprehensive reports possible.
Inspections may include:
- Property Inspection: Visual inspection and written report of the apparent condition of the readily accessible installed systems and components of the property.
- Wood Destroying Pest and Organisms: This inspection will note any issues with termites, insects, mold, dry-rot, etc.
- Pool Inspection: This inspection notes the condition of the pool, pool equipment, decking, coping, and safety features.
- Septic: Septic inspections will note the size, type and condition of the septic tank. They also may include testing of the leach field.
- Foundation: This inspection is done by a licensed Structural Engineer who will note the condition of the foundation.
- Other Inspections: There are many other inspections and reports available such as roofing, drainage, etc.
